Mass & Co are an independent firm of Chartered Surveyors and Property Consultants formed in 1990 by John Mass, who retired in 2013 passing the business to Christopher Stewart who has been a key part of it since 1992. Each of our property advisors has over 30 years’ experience in the local market, including Landlord & Tenant advice for both owners and occupiers, Arbitrations, Lease Extensions for flats, disposal and acquisition on all classes of Commercial Property, Surveys on all types of residential buildings and Party Wall work.

We act for national and local occupiers, investors, property companies and individuals as well as clients of Solicitors, Architects and Accountants. For Landlords and Tenants alike we undertake rent review and lease renewal negotiations, as well as advising on re-structuring leases, all to obtain the best results in the current difficult market. In addition to the more visible disposal of leasehold or freehold shops, offices, industrial buildings and land, we identify and acquire premises for occupiers, mainly in Essex and outer London but also elsewhere throughout the Country. We have undertaken a number of large investment transactions on behalf of both buyers and sellers, having wide-ranging contacts with owners and their agents.

We work with Rating Consultants regarding Non Domestic Business Rates, where over the years we have achieved worthwhile savings for a number of local office, shop and industrial occupiers as well as others further afield.

Mass & Co also prepare Expert valuations for Court, taxation and asset review purposes. We carry out surveys for residential purchasers, on houses ranging from the 16th Century to the very recent, as well as producing Schedules of Condition for incoming lessees of commercial buildings to limit their liabilities when the lease comes to an end.

Where building work is being undertaken to residential or commercial premises alongside another property, we can advise you on your rights and obligations under the Party Wall etc Act as either Building Owner or Adjoining Owner, in order to help protect the buildings involved, and have produced numerous Award documents as part of this process.
